You've just had the survey back, and your stomach dropped

You found a house you liked enough to make an offer on.

The offer was accepted.

You paid — probably several hundred pounds — for a survey, expecting it to reassure you.

Instead, it came back with a wall of alarming language, a few red boxes, and the words "penetrating damp".

Maybe alongside "further investigation recommended" and a couple of other phrases that made the house you loved suddenly sound like a mistake.

Take a breath.

Before you start wondering whether to pull out, there are a few things worth understanding — because in most cases, this is far less serious than the report makes it feel.

Why surveys are written to sound worse than the house actually is

This is the part nobody explains to you.

A surveyor's job is to flag anything that could possibly be a concern, and to protect themselves from ever being blamed for missing something.

That's why survey reports read like a list of disasters even on perfectly ordinary homes.

They're written cautiously on purpose — not to tell you whether to buy, but to make sure the surveyor can never be held responsible later.

Almost every older home in the UK shows some damp on a survey.

A completely "clean" survey on a period or older property barely exists.

So seeing damp flagged doesn't mean you've found a bad house — it usually means you've found a normal one, described by someone whose job is to err on the side of alarm.

What "penetrating damp" actually is — in plain terms

Penetrating damp simply means water is getting into the wall from outside, rather than rising up from the ground (that's rising damp — a different thing, covered on its own page).

And here's the part the report often doesn't make clear: penetrating damp is usually caused by something external and fixable. The most common culprits are:

  • A blocked or leaking gutter, spilling water down the wall

  • A cracked or slipped roof tile letting rain in

  • A downpipe discharging against the wall instead of away from it

  • Failed pointing or render letting driving rain through

  • A leaking pipe behind the wall

Notice what most of those have in common: they're outside the house, and they're cheap to put right.

Clear the gutter, replace the tile, repoint the small area — and you've dealt with the cause.

The damp patch inside dries out once the water stops coming in.

That's the honest builder's view: a lot of penetrating damp is a guttering problem wearing a scary name.

So why do the costs you've seen online look so frightening?

Because the figures floating around — £2,000, £5,000, £8,000 and up — are for the worst version:

  • structural repairs

  • large areas of render

  • roof work

  • full replastering

Those cases are real, but they're the minority.

There's also an industry built around damp.

Be cautious of "free damp surveys" — these usually come from companies that make their money doing the damp work, so they have every reason to find an expensive problem.

A free survey from someone who profits from the cure is not an impartial opinion.

The trouble is, from where you're sitting, you can't tell which version your house is. Is it the £200 gutter fix, or the £8,000 structural job?

That's the question that actually matters — and it's the one thing a webpage genuinely can't answer for you, because it depends entirely on what's going on at your specific property.

Your survey almost certainly hasn't told you these clearly:

1 - Is this actually a problem? Or is it normal for a house of this age, flagged out of caution?

2 - How urgent is it? Does it need doing now, or is it something you sort out over time?

3 - What will it realistically cost? Not the worst-case scare figure — the honest, likely number.

Here's the frustrating bit: the people around you can't fill these gaps.

  • Your surveyor won't commit to a straight answer — saying "it's fine" exposes them to liability, so they hedge.

  • Your conveyancer can't help — building condition isn't their area; they handle the legal side.

  • A builder quoting for the work isn't impartial — they want the job, so the problem rarely shrinks in their telling.

You're left with a frightening report and no one whose only interest is telling you the truth.
