These terms govern your use of surveycheck.uk and the services provided by SurveyCheck. SurveyCheck is operated by Fran Mickelborough as a sole trader based in the United Kingdom. By purchasing a service or using this website, you agree to these terms.

1. About SurveyCheck and the nature of the service

SurveyCheck provides a practical builder's interpretation of residential property surveys. I am an experienced builder, not a chartered surveyor or structural engineer.

The services I provide — including the Survey Review and the Video Walkthrough — offer my honest, plain-English opinion to help you understand your survey and the property you are buying. They are not a formal survey, a structural engineer's report, a valuation, or a contractor's quotation, and should not be relied upon as a substitute for any of these.

My opinion is intended to help you make your own informed decisions. It is not financial, legal, or professional surveying advice. Where a matter requires formal investigation by a qualified specialist, I will tell you so.

2. The services

Survey Review (£29): You send me your survey document by email. I review it personally and send you a written, plain-English report — normally within 24 hours of receiving your survey — explaining what the findings mean, what is typical for a property of its age, what may deserve attention, and indicative costs for routine items where appropriate.

Video Walkthrough (£170): A live video call (normally around 30 minutes) during which you take me around the property using your phone camera, and I give you my opinion on specific items, followed by a written summary. The price is £170, reflecting a £29 credit from a prior Survey Review. The Video Walkthrough is available following a Survey Review. You are responsible for arranging access to the property and ensuring a working phone and adequate mobile signal at the time of the call.

3. Payment

Payment is taken at the time of purchase through my payment providers (Systeme.io and Stripe). Prices are shown on the website and are in pounds sterling.

4. Delivery and timescales

I aim to deliver the Survey Review within 24 hours of receiving your survey document. Timescales are estimates given in good faith and are not guaranteed. The Video Walkthrough takes place at a time you book.

5. Your responsibilities

You are responsible for providing accurate information and a complete, legible copy of your survey. The quality of my opinion depends on the information you give me. For the Video Walkthrough, you are responsible for arranging lawful access to the property and for the safety and practicality of moving around it during the call.

6. Refunds and cancellations

Because the Survey Review is a personalised digital service delivered quickly after purchase, once I have begun work on your review, it is not generally refundable. If you have any concerns about the service you have received, contact me at fran@surveycheck.uk and I will do my best to put things right.

For the Video Walkthrough, if you need to change your booking, please reschedule rather than cancel where possible. Cancellation terms will be made clear at the time of booking.

7. Limitation of liability

My services provide an informed opinion to assist your own decision-making. To the fullest extent permitted by law, I am not liable for any decision you make in relation to a property purchase, including decisions to proceed, renegotiate, or withdraw, nor for any matter that could not reasonably be identified from the information provided to me or, in the case of a Video Walkthrough, from what could be seen during the call.

Nothing in these terms limits or excludes my liability for anything that cannot lawfully be limited or excluded, including liability for death or personal injury caused by negligence, or for fraud.

My total liability to you in connection with any service shall not exceed the amount you paid for that service.

8. Intellectual property

The reports, summaries, guides, and other materials I provide are for your personal use in connection with your property purchase. You may share them with your own advisers (such as your solicitor). They remain my intellectual property and may not be republished or used commercially without my permission.

9. Privacy

I handle your personal data in accordance with my Privacy Policy, which explains what I collect and how I use it.

10. Changes to these terms

I may update these terms from time to time. The version in force is the one published on this page at the time you purchase a service.

11. Governing law

These terms are governed by the laws of England and Wales, and any disputes are subject to the courts of England and Wales.
